Today is February 1, 2012 and the temp is 64 with sunshine and blue skies. As I look around I am surrounded by silhouettes of the south, spanish moss draping the trees, birds happily feeding at bird feeders, golfers on the greens and so many other sights.

Yesterday we had an Open House at one of our new listings, 642 Tyson Drive in Pawleys Island.

Our turnout was great yesterday and the feedback from the agents that participated was positive. We're confident we'll get this house sold soon. But one of the special touches of the south in February is going out in the yard and picking beautiful camellias to put in a vase on the counter. It's the small things of living in the lowcountry that speak to me.

In February 2010 we were blessed with an unusual snow on the 13th. I walked around Murrells Inlet that day and took pictures that are still some of my most treasured memories.

Today I will have the pleasure of walking around Huntington Beach State Park, http://huntingtonbeachsc.org/ looking at the waterfowl as they winter here or pass through and enjoy this beautiful day. And of course I can't miss out on this view...

Soon spring will be here and "Our South..." will be renewed with totally alive! But it's so hard to complain or not appreciate what we take for granted every day.

Demand for Rentals and Creative Terms

On the move........

Everyday we're getting calls personally and in our office for people in need of a rental. The callers begin the conversation by asking questions about homes that are on the market, and once you delve into their real needs, and what the caller is searching for, you quickly realize the call is a fishing expedition for a rental. Being in the customer service business and sales our immediate reaction is how can we help. But we're not property managers and an agent is limited in what they can do to assist. Sadly this is a sign of the times - empty properties on the market and folks searching for a home to live in.

Obviously selling properties is how the we make our money and some of the creative ways we've found to do that is owner financing. We've been successful in closing properties that may have been on the market for a long period of time, and the sellers are motivated to get them moved, by being creative in our options. The terms of owner financing are negotiable and can be worked out to suit the needs of both the buyer and the seller. If you have money for a down payment, and you have a willing seller to hold a first mortgage on the property, this is a win-win. Consider a 30 year amortization on the mortgage with a payment to reflect that, but add a balloon in 5 years and you may have a deal!

Then lending environment being what it is has forced us all to think outside of the box. When a seller is getting a substantial down payment they really are in a good position. The buyer has the time to clean up their credit, if that is an issue, and re-establish themselves. The buyers also has a vested interest in taking care of the property and if they walk away from it, the seller has the property back, the down payment, along with any payments that have been made. Thanksgiving! The time families and friends gather in thankfulness and blessings to visit and feast. We love the dining rooms we see on a daily basis and wanted to share with our friends a few of them check it out and let us know how you entertain your Thanksgiving guests!

We love this time of year! The weather changes, new visitors are discovering our area and appreciating all that we are blessed to enjoy as year around residents of the coast of South Carolina.

College Football... we're Gamecock fans, but do share our office with a few outspoken Clemson fans. It's been a challenging year for one team, yet the other is looking rather strong and playing very well...no more comments about that!

Barbecue! It's time for the pig pickin's! One of our favorite Barbecue restaurants is Hog Heaven BBQ in Pawleys Island. They cater events and also serve from their quaint restaurant on Highway 17 in Pawleys Island. Buying the BBQ by the pound is one of our favorite things to do...it tailgates well or feeds the crowds at home with great ease to the hosts.

Oysters! This is the month that we start thinking about Oyster Roasts, a great place to buy the oysters in Murrells Inlet is Murrells Inlet Seafood. Unless you're industrious and want to get your own, this is the go to source! They clean and bag the oysters for your roasts. You can buy local clusters or the singles from the Gulf. We like the local oysters, they are salty and what we have a taste for.

Pumpkins! One of the best places to pick up the pumpkin for you jack-o-lantern is St. Pauls Methodist Church in Litchfield. The church uses this as one of their annual fund raisers. I noticed lots of activity this week and know that the field will soon be filled with the orange pumpkins. Make it a family event, go pick your pumpkin and then have a carving contest! We would love for you to share your efforts with us :)

Birding! Huntington Beach State Park is often the destination for the birds doing their annual migration south for the winter. You'll never know what bird will stop by. The South Carolina Parks Pass is a smart investment. As a resident of Georgetown county you qualify for a discount at several locations, one of which is the county Library. The pass is good for a year and accepted at all state parks in South Carolina.

Brookgreen Gardens! I can't not mention this lovely place, Brookgreen Gardens, is such a treasure the Huntington family left to the state of South Carolina. The Harvest Festival is October 15 and 16th this year. A special time to visit and tour.

The Wooden Boat Show! Georgetown will be the destination for this. An annual event that celebrates the water heritage of this seaport will be October 15. Front Street will be full of nautical vendors, antique boats lovers showcasing their restoration efforts and the exciting boat building competition. Check this out and stop at any of the waterfront restaurants to enjoy some fresh seafood and cold beverage.

They have a great social media campaign using facebook and twitter. I love seeing their updates on upcoming events and my temptation is to go shopping!

New To You 2 - Murrells Inlet

A little more local and on a smaller scale is New to You 2 located in Murrells Inlet. This is a locally owned and managed store that purchases your items outright. It a great win for everyone! You get paid off the bat and the items are removed, so you don't have to deal with it. And you never know what you're going to find in this nice shop if you stop in. I happen to know some treasures have been discovered here.

Good Times Consignment - Pawleys Island

In Pawleys Island we have Good Times Consignment . I've heard great things about this shop and plan on visiting them soon. I understand that there is rapid “stuff” turnover, so don't leave it, if you like it....because chances are it won't be there the next time!

So these are a few our ideas of how to monetize on decluttering! And if you have a lot of energy and want to make the most money, a fall yard sale is the way to go...

Myrtle Beach Vacation Rental Scam

Since early Spring, Amanda and I have been fielding phone calls on one of our oceanfront listings along the golden mile of Myrtle Beach. We were excited at first thinking all the calls were from interested buyers, but to our horror we soon realized a much more sinister plan was in action. We have the house listed "for sale" through the local realtors Multi Listing Service (MLS) and scammers have pirated it and placed this awesome house on vacation rental websites all over the net!!

Not only have they created a fictitious rental listing, the scammers have stolen the professional photo's Amanda has taken. The scammers represented the house as privately owned and listed it for rent, at an incredibly low weekly rental price. Fortunately, many of the interested
renters have googled the address and see where we had it listed for sale and called us! We are able to stop several folks from getting scammed....but for others it is a dream vacation turned nightmare. Last week a couple and their three children arrived in Myrtle Beach to start their family vacation at the beach!! Sadly they have sent the scammer the requested money order/cashier check and paid in advance, signed the agreement and received a bogus set of keys through the mail!! When they arrived, after driving for two days, the keys didn't work and they were out several thousand dollars!!! This poor family had driven from Canada and arrived late at night to discover they were the victims of a scam. This is just one of the sad stories we have dealt with. I literally just got off the phone with another victim out $3,500.00!

I can't say that the scammers are sophisticated, they are just crooks. They provide a phone number and a mailing address on the rental website and represent themselves as the homeowner.   I actually spoke with Harry Yatsko, the supposed home owner of Dolce Vita (which I know to be untrue), and he was happy to speak with me, until he realized who I was. and then he slammed the phone down on me and blocked my calls. As we uncover the layers of deception, the scammer keep changing the information, they keep changing the place to send the payment...sometimes it was in Arizona, sometimes the mid-west or California and now they are using PAYPAL.

Here are our words of caution:

*NEVER send cash, Money Order or Cashiers Check when you're not sure who the receiving party is.
*If the price is too good to be true, it probably is!!
*Google or search the address of any property you're interested in renting and if it's listed as rental and for sale, call the agent that has the listing!! They will know what's going on with the property.
*If you're a victim of a scam, report it to your local police and keep good records of your correspondence with the scammer.
*We've learned the hard way that PAYPAL doesn't warrant services, but Visa/Master Card will - so keep that in mind!

We're still trying to get this house removed off of the rental websites. The website owners have been very cooperative and removed the house, but the listing has been added to syndicated sites, so it keeps popping up again.

This entire situation has been sad for us, our seller has been frustrated, we've been frustrated and spent a lot of time trying to fix this and innocent folks have been scammed out of their beach vacation and money!

The internet is truly the world wide web!!

We've had a number of sales, since July 1st, in communities that offer Litchfield By The Sea amenities! Let's take a look at them.....

From SHAB to FAB!!

Staging….Refreshing….Updating….De-cluttering…. What do we call it? Recently one of our sellers agreed with us that their well loved beach house needed some attention. We knew this house had so much potential, but the mix of furniture and years of “take it to the beach house” had taken its toll on this Myrtle Beach Golden Mile house, 3802 North Ocean Blvd…’Dolce Vita’.

We pulled up our sleeves and spent an afternoon packing away and sorting through what should stay and what should go. Then I went shopping! Imagine that….shopping for great things knowing that the palette was an Oceanfront home that we consider a diamond in the rough. I worked on a streamlined budget, as if I was shopping for myself!

Here’s a before picture so you, too, can see where we started….

To start, we removed the oriental rugs and red wingback chair with dated fabric. We removed everything from the fireplace and table tops and found a special place for the pillows and shabby drapes. And we removed and found another home for the lamps. I had the “educated” eye of my sister to help me sort all this out! We decided we could live with the leather furniture and other wood furniture in the room remembering our goal to refresh and save the seller money while doing it.

Our inspiration piece was the bright art I found for the wall behind the sofa and linen pillows for the sofa. I discovered awesome wicker lamps that are lighter and show up great in front of the dark, pine paneled walls. I found a cool, unusual red linen corner chair, but one of the best things was replacing the dated Oriental rugs with Sisal! If you ever have a need for them, White Harvest in Pawleys Island, SC, has a great selection with a variety of sizes and bindings!! Check them out and tell them we sent you J.

For the fireplace we relocated the bright, seascape painting that was hanging over the sofa, we placed it on the mantle vs hanging and added some whimsical, happy seahorse decorative pieces! Seashells now sit on the coffee table in a tray and fill a large glass vase on a shelf that holds the generous supply of beach towels for guest to use.

Next we tackled the dining room! This had already been updated with great furniture and new wall paint…. so we just made a few changes….you’ll be amazed at the difference changing the Oriental rug to a sisal and removing the dated table arrangement and linens makes! Check it out….

Crafton Kerwon House Circa 1737 (for historical perspective this home was built when George Washington was a mere 5 years old). A home for the historian and preservationist at heart!

Amanda Cribb Gallup is not only a local, she’s a native of Pawleys Island.
